Overview

First, the key to a successful project is planning and concept design. This involves space utilisation and schematic design.

Space utilisation considers: How much space do you have? What does it need to accommodate? What floor plan options are available to you? Are there any existing features of the property that can be highlighted? Are there any project restrictions or limitations? Can they be overcome? How does your new space need to relate to adjoining spaces? How will your space ideally function? How do you maximise your space utilisation?

Key services include site visit and basic ideas, floor plan sketches and presenting options for your consideration.

Schematic design considers: The look and feel of your new space. What is your style? Do you want your new space to be soothing or stimulating? Relaxed or formal? Simple or ornate? Clean and modern? Sleek and sophisticated? Rustic? Traditional? Multi-functional? How do you choose the most suitable colour scheme? The schematic design is important. Your style and colour scheme will guide your detailed selections.

Key services include elevation sketches, with colour notes and suggestions for key products, materials and finishes.

Next, detailed selections and specifications. The key to value adding features. All projects need to be achieved on a budget. Where can you save money without compromising your project? And where do you need to spend money, wisely, to add value to your property?

By this stage, you have worked through your floor plan options and discovered your preferred option to maximise your space utilisation – for the function of your new space. And you have decided on your general style and colour scheme – the look and feel of your space. Now its time to get down to the ‘nitty gritty’ details.

Exactly what fixtures and fittings will form part of your new space? What are their dimensions? Where will they be placed? How durable do they need to be? How easy to clean and maintain? What colour, texture, finish? How will they fit in with everything else? How will they space be lit? Does it need ambient lighting, or task, feature, information or security lighting? What about the essential items that are not seen? Where will the power points go? Does the water need to be drained from the floor or the wall? Is there a gas supply? Is there enough storage space? All of these details need to be considered, selected and documented.

Key services include dimensioned drawings, selection prompts, documenting final specifications, cost approximations and arranging technical engineering and working drawings.

Finally, project delivery. The key to saving you time, money and hassles. By now you have a documented brief, complete with drawings and specifications. You know exactly what you want. Its time for delivery – asap.

Key services include obtaining necessary consents and approvals, contracting your project team, attending regular site meetings and providing regular progress reports, ordering products and materials, co-ordinating trades and other contractors - to achieve practical completion.
